Buying or selling a home can be a difficult task depending on the passing of inspection which includes the roof.

  • Condition and age of the roof are very important. The most common material used for roofing is only good for 18-24 years. After that time has elapsed it can become brittle and begin to come off.
  • Is the roof damaged at all? Storms that bring hail and other problematic issues can damage the roof and put holes in the shingles which can shorten the life of the roof.
  • Is there any noticeable granular loss? Roofs that are older than 12 years can have lots of granular loss which can cause excessive heat build up that will make the granules to come off.
  • Are the penetration flashings in good condition? Pipes that can penetrate roof sometimes allow water entry and without a “rubber boot” to protect it, it can cause severe damage and will need immediate replacing.
  • Chimney, Skylight, and Other Flashings: If there are holes in roof for things such as chimney, skylight, or anything else they must be properly sealed. Nails that are in there for a long period can back out and cause damage.
  • Are any shingles missing? Overhanging tree limbs as well as other things can cause the rubbing off of granules of the shingles.
  • Roof Overlays? Occasionally when a roof is repaired or re-installed there is a new roof put in over the old one instead of complete removal and new installation. Although this typically happened 15-20 years ago, inspectors are becoming more reluctant to pass an overlay up. This especially is true when it comes to wood shingles and some insurance companies will not insure a wooden shingle overlay.
  • Dry Rot. If wood is constantly exposed to moisture it can cause rooting. Decks, fascia boards around the outer perimeter of the roof and boards are the areas that can getting rotting damage the most.
